Fish Home Finders offer a range of home search services tailored to the individual needs of private clients – from finding a suitable property, assisting with a school search, familiarising you with the area if required, to helping you settle in to your new environment.

Buying a property is a huge financial as well as emotional undertaking. Extensive local knowledge and contacts ensure we’re best placed to find your perfect property, even if it’s not on the open market.  Experienced negotiating and the ability to manage the whole buying process will mean we can help you buy your property for the best possible price with the minimum amount of hassle.

The steps below provide an overview of what’s involved when we help you buy a property. We would be delighted to answer any questions you may have or to explain more about our service, so please don’t hesitate to contact us.


1. Free of charge no obligation meeting

First we meet with you (unless this is impractical) for a free/no obligation meeting, at a time and place convenient to you, to fully understand your individual property and lifestyle requirements and how we can tailor our service accordingly. We can also advise you on current market conditions.


2. Comprehensive brief

Working closely with you we then develop a detailed brief which will form the basis for the property search. This covers your preferences such as style, size, location and condition. We can advise on possible areas and options in line with your budget.


3. Property search

In conjunction with our network of local estate agents and contacts we carry out a thorough search of potential properties that meet your brief. As well as finding ‘on market’ properties we also get to know about any that are ‘off market’ – those which aren’t officially on the market, giving you a competitive advantage.


4. Previewing and shortlisting properties

We then preview, on your behalf, every property which closely meets your search criteria. Only the most suitable are shortlisted and we report back to you with completely unbiased feedback on each one.


5. Viewings

Viewings of agreed shortlisted properties are arranged at your convenience. You will be accompanied by your property search consultant, who is there to provide objective advice and discuss feedback. We will refine our search further until the ideal property is found.


6. Negotiation

Once the right property for you has been found we discuss and advise you on how best to proceed with the negotiations. We will then handle all negotiations on your behalf. Our market knowledge and ‘emotional detachment’ ensures we are best placed to secure the property at the best possible price. This often means that our service pays for itself.  In cases where there are other offers on the property our strong relationships with estate agents, and their appreciation that we act for serious buyers, helps ensure you keep ahead of the competition.


7. Conveyancing

Once a deal has been agreed for your property, we manage the conveyancing process. We liaise with all relevant parties such as your solicitor and the estate agent, ensuring everything runs as efficiently and quickly as possible. This is an important benefit of using our service – our expertise means many of the typical problems resulting in deals falling through between offer and exchange of contract are avoided.  


8. Settling-in

To help you settle into your new home we can assist in a number of ways. We can organise removals, arrange the transfer of utilities and provide information packs on your new area outlining key services and amenities available. We can also provide ongoing settling-in assistance if required.


Additional Services

We also offer the following services if required: 
    • Area Familiarisation Tour - A tour of your preferred area(s) can be arranged before carrying out the property search.  This provides you with an overview of the pros and cons of the area, including property styles and values plus local services and amenities.
    • School Search - We can provide in-depth information about both state and independent  schools in the property search area, arrange meetings with the school and accompany you on visits if required.
    • One-off Preview and Report Service - This service is available if you are interested in a particular property that you have found yourself but do not require a full home search service. For a one-off fee we will view any property on your behalf and provide an unbiased assessment in a written report, including digital pictures. If the property fails to meet your expectations with a further payment you can upgrade to become a full home search client.
    • Negotiating and Conveyancing Service – It may be that you have already found a property yourself but would like some professional help with negotiating and managing the conveyancing. With our negotiating skills we can help you get the best possible deal and our conveyancing experience is invaluable in ensuring everything runs as efficiently and quickly as possible, from exchange to completion.
